The Challenge

When a builder in Glen Waverley came to us with a 4-metre void above their entry, standard pivot door suppliers couldn’t help. Getting a door to that height is one challenge. Getting it to operate reliably, seal properly, and integrate with an existing aluminium jamb is a different problem altogether.

At 4 metres, the physics get serious. The lever arm on the pivot floor box is extreme. The door slab has to be engineered to stay flat — any twist or bow across that height will show at the latch point and cause binding. High access equipment was needed just to hang it. This isn’t a door you wing.

The Solution

The door was fabricated in Vic Ash lining boards — a dense, stable Victorian hardwood that machines to a clean face and handles the demands of an exterior application. Vic Ash lining boards give the door face a refined vertical grain pattern with depth, suited to the architectural scale of the opening.

Internal structure is EverFrame — the same composite steel-and-timber core used in our other extreme-dimension pivot builds. It keeps the 4-metre slab dead flat under load and prevents long-term racking as the timber moves seasonally.

The pivot system is FritsJurgens System One. It’s the hardware we use when the engineering demands are non-negotiable. It was integrated with the existing aluminium jamb already in the opening — the builder didn’t want to strip the frame, so we worked to it and ensured the pivot load transferred correctly into the surrounding structure. Full perimeter brush seals run all four sides: top, both stiles, and the base. At this door height, there’s a lot of perimeter to cover, and sealing it properly matters for acoustic performance and weather control. Our pivot door installations at extreme heights require high access equipment and precise site coordination with the building trades.

The Result

A 4-metre Vic Ash pivot door that operates cleanly and seals the full perimeter. The FritsJurgens hardware handles the load. The EverFrame core holds the slab geometry. The aluminium jamb integration is clean — nothing looks retrofitted. For a builder’s display property, this entry delivers the kind of first impression the project demands.
